AED 6 billion Al Wadi residential project launched on Yas Island

Cosmo Developments, a joint venture between Abu Dhabi’s Flag Holding Group and Reportage Group, unveils THE WADI — a nature‑led, 3,950‑unit residential community on Yas Canal.

Project overview

Cosmo Developments, the joint venture between Abu Dhabi‑based Flag Holding Group and Reportage Group, has launched THE WADI, a mixed‑use residential scheme on Yas Island with an estimated investment of AED 6 billion. The development occupies roughly 140,700 square metres and will deliver 3,950 units, spanning studios and one‑, two‑ and three‑bedroom apartments, alongside commercial, recreational and sports facilities. A hotel is included in the master plan.

Design and management

Reportage Group will lead the development end‑to‑end, overseeing delivery and long‑term management. THE WADI is presented as a nature‑led community inspired by the UAE’s landscapes and the course of water through valleys, with an emphasis on the interplay of land, water and everyday life. The design seeks to reflect regional natural and cultural heritage while providing a contemporary residential offer intended to promote a reflective, connected way of living.

Location and connectivity

THE WADI is sited along Yas Canal on Yas Island, an evolving waterfront destination that already features luxury developments, national housing initiatives and landscaped promenades. The scheme is positioned for quick access across the island: about five minutes by car from Zayed International Airport, nine minutes from Ferrari World Yas Island and around 23 minutes from central Abu Dhabi.

Strategic intent

Cosmo Developments says the project has been conceived to complement Abu Dhabi’s broader growth as a global destination for living, investment and tourism. Andrea Nucera, Managing Director at Cosmo Developments and Group Managing Director at Reportage Group, framed THE WADI as an evolution in the group’s approach to mixed‑use residential communities that respond to location and resident needs. Adnan Tareen, Managing Director at Flag Holding, described Yas Island as a setting that supports the project’s scale and ambition and reiterated the partners’ focus on long‑term value for residents and investors.
