Aldar and Mubadala acquire Masdar City Square for AED918m to expand Abu Dhabi holdings

Aldar and Mubadala’s joint venture has bought Masdar City Square for AED918 million, increasing the partners’ commercial portfolio in Masdar City and reinforcing the sustainable urban hub’s role in Abu Dhabi’s economy.
Strategic purchase deepens presence in Masdar City
Aldar and Mubadala Investment Company have jointly acquired Masdar City Square for AED918 million through the joint venture they established in 2024. The seven‑building complex comprises more than 47,000 square metres of net leasable area and was completed in the first quarter of 2026. It is 99% occupied by a mix of institutional and corporate tenants, including TAQA, the Abu Dhabi Department of Energy, Emirates College and Mohamed bin Zayed University of Artificial Intelligence.
Portfolio growth and location advantages
The transaction raises the value of the partners’ Masdar City real estate holdings to AED4.7 billion. It follows earlier JV acquisitions that included 17 assets from the Masdar City Green REIT and The Link at Masdar City, completed in the first quarter of 2026. With Masdar City Square added, the joint venture’s portfolio now encompasses more than 158,000 square metres of net leasable commercial space alongside over 1,400 residential units, which are fully occupied.
The portfolio is occupied by prominent organisations including IRENA, Masdar, Siemens, G42 and the UAE Space Agency, and carries a weighted average unexpired lease term of approximately 5.2 years. Masdar City Square sits close to Zayed International Airport and benefits from direct access to highway links between Abu Dhabi and Dubai, reinforcing its appeal as a strategically located business district within Abu Dhabi.
Sustainability and the operating environment for knowledge industries
Masdar City Square has been designed with sustainability credentials in mind and is intended to achieve LEED Platinum and WELL Gold certifications. The complex incorporates solar photovoltaic installations and passive cooling techniques and includes a net‑zero energy headquarters building currently housing the Abu Dhabi Department of Energy.
Aldar and Mubadala say the acquisition strengthens the operating environment for knowledge‑driven sectors — clean energy, technology and artificial intelligence — that Masdar City is cultivating. The deal advances the partners’ objective of assembling a high‑quality, income‑generating real estate portfolio that supports Abu Dhabi’s broader economic diversification and net‑zero ambitions.
