Aldar launches Talay, first residential community at Marsa Al Saadiyat

Aldar has unveiled Talay, a collection of 351 standalone villas that will form the first residential neighbourhood at Marsa Al Saadiyat. Sales begin on 23 September as part of the final phase of Saadiyat Island’s masterplan.

New residential neighbourhood within AED100bn waterfront destination

Aldar today announced the launch of Talay, an exclusive enclave of 351 standalone villas that will become the first residential community at Marsa Al Saadiyat. The homes will be offered for sale from 23 September, marking the latest release in the final phase of Saadiyat Island’s masterplan unveiled in July.

Talay is part of the larger Marsa Al Saadiyat scheme, described by Aldar as a AED100 billion waterfront destination. The masterplan spans roughly 6.4 million square metres and includes around eight kilometres of coastline. It also makes provision for three schools as it builds out community services within the new district.

Design, public art and local collaboration

The villas’ contemporary architecture will be complemented by bespoke louvre details created in collaboration with Emirati artist Abdalla Almulla. Almulla’s work will also feature in the public realm: Aldar has commissioned a fountain within Talay that reflects the planned integration of art and culture across Marsa Al Saadiyat.

By foregrounding an artistic contribution within the design of both private homes and shared spaces, the development aligns with Saadiyat Island’s longer‑standing positioning as a cultural and leisure hub for Abu Dhabi.

Transport links and sustainable connectivity

The masterplan positions Marsa Al Saadiyat alongside an Etihad Rail underground high‑speed rail station. That station is integrated within a Transit‑Oriented Development hub intended to enhance sustainable mobility and improve connectivity to the wider UAE. The presence of the rail link is a notable element of the scheme, tying the new residential community into national transport infrastructure.

Talay’s release represents a material step in the delivery of Marsa Al Saadiyat’s final phase and will bring residential life to a part of the island that has been developed mainly for cultural, leisure and hospitality uses until now. Sales opening on 23 September will indicate market appetite for standalone villas in the growing waterfront destination.
