Aldar's Earnings Surge 19 Percent as Diversified Portfolio and Development Pipeline Drive Growth

The developer's nine-month performance reflects Abu Dhabi's economic strength and its own strategic evolution, with net profit reaching AED7.1 billion and a formidable AED71.6 billion backlog signalling sustained momentum.

Aldar Group’s financial performance in the first nine months of 2026 tells a story of disciplined growth and strategic diversification. Net profit after tax reached AED7.1 billion, a 19 percent increase year-on-year, with earnings per share rising to AED0.77, reflecting the company’s ability to convert its substantial development backlog while drawing meaningful income from a maturing investment properties portfolio.

The developer’s investment assets under management have grown to AED57 billion, expanded through recent acquisitions including the Emirates Snack Foods cold store facility and Phase 1 of a Grade A logistics centre at National Industries Park in Dubai. These additions to the recurring-income platform represent Aldar’s conscious shift towards a more balanced earnings structure, one that increasingly blends development activities with the stability of long-term property management.

Adjusted EBITDA climbed 21 percent year-on-year to AED2.8 billion, supported by high occupancy rates and rental growth across Aldar’s portfolio. The develop-to-hold pipeline, which underpins this income expansion, now stands at AED21.3 billion following AED6.6 billion in new projects announced since the year’s beginning. In the third quarter alone, Aldar and Mubadala acquired Masdar City Square for AED918 million through their joint venture, while as we reported in our coverage of Aldar’s partnership with Arada, the company agreed to a forward purchase of over 1,100 residential units at Arada’s Aljada development in Sharjah, marking its first substantial real estate investment beyond the UAE’s capital.

Development sales totalled AED18.9 billion across nine months, with the UAE accounting for AED14.4 billion and year-to-date sales exceeding AED20 billion. The strength of international demand remains noteworthy: overseas and expatriate resident buyers accounted for AED11.3 billion, or 78 percent of UAE sales. Aldar introduced twelve projects across the nine-month period, with seven arriving in the third quarter alone, reflecting accelerated launch momentum and sustained demand for both new communities and existing inventory.

The development backlog of AED71.6 billion provides revenue visibility extending two to three years forward, with AED59.3 billion concentrated in the UAE. This pipeline includes major new destinations such as Marsa Al Saadiyat (AED60 billion in gross development value) and Yas Point (AED6 billion), which signal Aldar’s ambition to expand Abu Dhabi’s residential and leisure landscape.

International operations have contributed meaningfully to this growth trajectory. SODIC’s nine-month sales rose 99 percent, while London Square increased 177 percent, reflecting the success of Aldar’s global expansion strategy. The company has reinforced this international presence through its recent expansion in London, opening World of Aldar in Mayfair and announcing a partnership with The O2.

Aldar’s financial flexibility has been strengthened by access to capital markets and institutional funding. The company raised US$2 billion through hybrid issuances in the first quarter and closed an AED5 billion sustainability-linked revolving credit facility in the second quarter. Group liquidity stood at AED38.2 billion at the end of the third quarter, providing the resources for continued execution and investment.

What it means for Abu Dhabi

Aldar’s financial strength and expanding portfolio represent a significant endorsement of Abu Dhabi’s economic foundations and investment environment. The emirate’s developer of choice is demonstrating that diversification, patience in capital allocation, and long-term vision deliver resilient returns. The company’s ability to launch twelve new projects whilst executing an existing backlog of AED71.6 billion signals sustained confidence in Abu Dhabi’s appeal as a destination for both residents and investors.

The expansion of Aldar’s investment portfolio, particularly the move into logistics and light industrial assets, underscores Abu Dhabi’s evolution beyond traditional real estate into a more sophisticated and diversified economy. The company’s measured approach to launches during the first half of 2026, followed by accelerated activity in the third quarter, reflects a mature market operator responding thoughtfully to demand signals. As Aldar continues to execute its strategic vision, its performance serves as a barometer of broader economic health and the emirate’s enduring capacity to attract international capital and talent.
