The Wadi Introduces a Pedestrian-First Waterfront Community to Yas Island

A substantial new waterfront neighbourhood is set to take shape along Yas Canal. The Wadi, an AED 6 billion mixed-use development by Cosmo Developments, has been conceived as a place where landscaped public spaces, water and everyday walkability determine the character of the community.
Announced on 18 September 2026, the master plan encompasses approximately 140,700 square metres and will eventually contain 3,950 residences. Alongside the homes, plans include a hotel, commercial premises, restaurants, leisure facilities, sports amenities and a canal-side marina.

A new residential chapter for Yas
Yas Island’s international profile has long been shaped by entertainment, sport and hospitality. The Wadi adds a different dimension to that identity, focusing on the rhythms of residential life rather than a single attraction or venue.
Homes across the wider master plan are expected to range from studios to one-, two- and three-bedroom apartments. The project will be delivered in phases, beginning with buildings E1 and E2, which together account for 530 apartments.
E1 is planned with 383 residences across 10 floors, while the eight-storey E2 will contain 147 homes. Current project information schedules the handover of this initial phase for the fourth quarter of 2030. Timelines for the remaining residential buildings, hotel and later elements of the master plan have not yet been publicly detailed.

Designed around movement without traffic
The most consequential aspect of The Wadi’s plan is its treatment of vehicles. Cars and parking facilities are intended to sit underground, leaving much of the surface available for pedestrians, cyclists, runners and landscaped gathering places.
Above ground, the community is planned around a central planted valley, parks, water features and a network of walking and cycling paths. An approximately six-kilometre running route will pass through the development, creating a continuous recreational circuit rather than limiting outdoor activity to individual building plots.
This separation of vehicles and public space is intended to establish a quieter and more connected setting for residents. Children’s areas, shaded seating and social spaces will be incorporated into the landscape, while everyday amenities will be linked by routes designed for movement on foot.

A landscape informed by the UAE
The development takes its name from the valleys that shape the UAE’s natural terrain. Rather than reproducing a literal wadi, the plan translates its movement, planting and relationship with water into a contemporary waterfront neighbourhood.
Ponds, pocket gardens, green terraces and planted plazas are expected to run between the buildings. The proposed landscape palette includes ghaf trees, date palms, mangroves and sculptural succulents, introducing species and forms associated with the region.
Building façades will incorporate planted terraces, while open corridors and the arrangement of public spaces are intended to make use of breezes from the canal. At the water’s edge, the landscape will lead towards a marina and promenade, with restaurants and other social spaces oriented towards the waterfront.
Leisure woven into the master plan
The Wadi’s amenities extend beyond its parks and pathways. Plans identify gyms, spa facilities, a tennis club, lounges, private gardens and dedicated children’s play areas. Retail and dining will also form part of the community, reducing the need for residents to leave the neighbourhood for routine services or informal gatherings.
A hotel is included within the wider master plan, although its operator, room count and opening schedule have not been announced. Further details concerning the marina, retail mix and subsequent development phases are also expected to emerge as the project progresses.
Cosmo Developments is a joint venture between Abu Dhabi-based Flag Holding Group and Reportage Group. Reportage Group will oversee development, delivery and the community’s long-term management.
Connected to Abu Dhabi’s eastern gateway
The project’s position along Yas Canal places it close to both the capital’s airport and Yas Island’s established destinations. Developer estimates put The Wadi approximately five minutes by car from Zayed International Airport, nine minutes from Ferrari World Yas Island and around 23 minutes from central Abu Dhabi.
Residents will also be within reach of Yas Marina Circuit, Yas Waterworld, SeaWorld Yas Island, Warner Bros. World Abu Dhabi and the island’s growing collection of hotels, restaurants and event venues.
The announcement comes during another period of expansion for the wider Yas destination. Sphere Abu Dhabi is expected to complete construction by the end of 2029, while an extensive Warner Bros. World Abu Dhabi expansion is planned to introduce the Middle East’s first Harry Potter attraction. A Disney theme park resort has also been confirmed for Abu Dhabi, although no opening date has been announced.
With thousands of homes and a broad mix of hospitality, leisure and commercial uses, The Wadi represents a sizeable addition to Abu Dhabi’s residential landscape. Its defining idea, however, is comparatively simple: move vehicles out of sight and give the surface back to people, planting and water.
If delivered as planned, the result will be a neighbourhood that complements the energy of Yas Island while offering a more measured form of waterfront living.
