Dubai Investments Park announces listing on Dubai Financial Market

DIP Holding, owner of the expansive Dubai Investments Park, has unveiled its intention to float on the Dubai Financial Market through an Initial Public Offering, marking a significant milestone in the quarter-century evolution of one of Dubai's most strategically positioned mixed-use communities.
DIP Holding Plc has announced its intention to list its shares on the Dubai Financial Market through an Initial Public Offering comprising the sale of existing ordinary shares representing 20 percent of the company’s issued share capital by Dubai Investments PJSC, the sole shareholder.
DIP Holding, incorporated in the Dubai International Financial Centre, operates Dubai Investments Park, a sprawling 23 million square metre infrastructure-enabled ground lease and services platform. The park serves as an integrated live, work and operate environment, accommodating approximately 1,000 tenants across logistics, industrial, residential and commercial uses, with over 150,000 residents and a 99.9 percent ground lease occupancy rate as at 30th June 2026.
The offering comprises 1,735,243,300 ordinary shares across four tranches. The subscription period is scheduled to run from 27th October to 3rd November, 2026, with listing anticipated on or around 11th November, 2026. The First Tranche targets individual subscribers and eligible investors, whilst the Second Tranche is reserved for professional investors as defined under Capital Market Authority regulations. Employee and shareholder tranches complete the offering structure.
Strategically positioned between Jebel Ali Port and Al Maktoum International Airport, Dubai Investments Park benefits from exceptional multimodal connectivity and capitalises on sustained growth within Dubai’s southern corridor. Developed over more than 25 years, the park has evolved into one of Dubai’s most established and strategically located communities, serving approximately 5,700 sub-leases and providing essential amenities and infrastructure.
Khalid Jassim Bin Kalban, Chairman of DIP Holding, remarked that the listing represents a natural progression of a quarter-century journey, emphasising the park’s broader significance in enabling Dubai and the wider UAE’s continued economic expansion and diversification.
Omar AlMesmar, Chief Executive Officer of DIP Holding, highlighted that the IPO reflects the strength of the company’s differentiated, infrastructure-like business model, underpinned by strong operational discipline, structured leasing arrangements and active tenant relationship management. He noted that these fundamentals, combined with low capital expenditure requirements and strong cash conversion, provide a solid foundation for resilient and recurring income.
The Internal Shariah Supervision Committees of Emirates NBD Bank PJSC and Dubai Islamic Bank PJSC have confirmed that the offering is compliant with Shariah principles. The Offer Price will be determined following completion of the book-building process, with the price range announced prior to the subscription period’s opening.
