The Abu Dhabi Housing Authority has secured first place at the prestigious GCC Housing Award for its West Bani Yas Residential Project, a comprehensive mixed-use development that exemplifies integrated urban planning and sustainable community design across the Gulf region.

The West Bani Yas Residential Project, developed by the Abu Dhabi Housing Authority (ADHA), has earned recognition as the leading integrated housing initiative in the Gulf Cooperation Council, claiming first place at the seventh GCC Housing Award. The accolade was presented during a ceremony held as part of the fourth GCC Housing Week in the Kingdom of Bahrain, under the thematic framework of ‘An Integrated Housing Project with Comprehensive Services that Enhances Quality of Life’.

This distinction acknowledges ADHA’s advancement of a sophisticated model of government-led residential development that aligns with the award’s core objective: encouraging housing projects that meet rigorous sustainability and quality-of-life standards whilst reflecting contemporary urban planning methodologies across the GCC region. The project successfully addressed all six principal assessment criteria: optimal location, integrated facilities, connected communities, places for living, cultural and community participation, and smart systems integration.

Scale and Investment

Encompassing approximately 5.85 million square metres within the West Bani Yas locality, the development comprises 1,659 residential villas, representing a substantial investment of AED7.3 billion. Construction is anticipated to reach completion in the second quarter of 2027. The project’s strategic positioning within existing urban fabric, coupled with its seamless connectivity to principal transport corridors and adjacent residential zones, strengthens both community cohesion and wider urban connectivity.

Comprehensive Services and Amenities

The residential community incorporates an extensive range of integrated facilities and services calibrated to fulfil residents’ quotidian requirements. These encompass a government school, places of worship, contemporary retail establishments, expansive parks and recreational spaces, sporting facilities, and dedicated zones for cultural and community engagement. The design philosophy emphasises accessibility and inclusive mobility, incorporating an integrated internal road network and universal design principles that accommodate all community members, including People of Determination.

Innovation and Sustainability

The project embodies advanced solutions supporting environmental sustainability and technological readiness. Infrastructure incorporates smart communications systems, comprehensive monitoring capabilities, emergency alert networks, and electric vehicle charging stations throughout the development. Integrated smart systems manage traffic flow and waste management, whilst infrastructure design anticipates emerging technologies, including autonomous vehicle integration. Notably, the project employs three-dimensional printing technology for the first time in villa construction, with two-storey residences currently being manufactured through this method, thereby accelerating construction timelines, enhancing operational efficiency, and substantially reducing material waste in service of more sustainable building practices.

His Excellency Hamad Harib Al Muhairi, Director General of Abu Dhabi Housing Authority, articulated the significance of the recognition: “This recognition is a testament to ADHA’s efforts to develop an integrated housing system that responds to citizens’ aspirations and places their quality of life at the heart of our priorities. It reinforces our commitment to developing sustainable residential communities and leveraging innovation to provide housing options that meet the needs of Emirati families and anticipate future requirements in line with the highest standards.”

He further noted that “The West Bani Yas Residential Project brings together outstanding urban planning, ease of living, high-quality facilities and services, community participation, and smart readiness, in line with the GCC’s goals for sustainable housing.”

The GCC Housing Award, organised biennially under the supervision of the General Secretariat of the Gulf Cooperation Council, stands among the region’s most prestigious housing accolades, recognising leading integrated housing projects and highlighting exceptional practices in housing sector development across member nations.
