Nakheel Advances Dubai Islands Development with Marine Works Contract for Island B

A significant marine infrastructure project will enhance the western shoreline of Island B at Dubai Islands, creating new beach frontage and upgrading the coastal landscape to support the forthcoming Bay Villas community.
Nakheel, part of Dubai Holding Real Estate, has appointed Mar Marine & Building Contracting L.L.C. to undertake comprehensive marine and beach works at Island B within the Dubai Islands development. The project represents a crucial phase in advancing the waterfront environment alongside residential construction on the island.
The contract encompasses the addition of 320 metres of beach frontage adjacent to Bay Villas and the systematic upgrade of approximately 3 kilometres of the island’s western shoreline. Works scheduled for completion by the fourth quarter of 2027 will include the construction of new breakwaters, removal of existing protective rock revetments and the formation of a new recreational beach near Bay Villas. Mar Marine will also undertake refurbishment and remedial works across several established beach areas on the western aspect of Island B.
These marine works form an integral component of the broader Bay Villas initiative, a residential community of 636 homes featuring villas and townhouses. The coordination of multiple development contracts demonstrates the project’s comprehensive approach to infrastructure delivery. In August 2025, Nakheel engaged Fibrex Contracting L.L.C. under an AED2.6 billion agreement for the principal residential construction, whilst marine works now progress the surrounding waterfront in parallel.
Earlier in April 2026, Nakheel awarded Al Nasr Contracting Company an AED527 million contract for primary infrastructure and utilities works on Island B. These coordinated contract awards reflect a structured strategy to deliver essential infrastructure and coastal landscape development concurrently, ensuring comprehensive site readiness.
Dubai Islands itself represents an ambitious expansion of Dubai’s waterfront heritage, spanning 18.6 square kilometres across five islands. The development extends the historic Deira coastline as a significant new destination, combining residential, commercial and recreational opportunities within a carefully planned island community.
