Sharjah’s Real Estate Market Welcomes Nearly 10,000 New Investors in Remarkable Year of Growth

The emirate's property sector demonstrates exceptional vitality, with investors from 130 nationalities engaging in substantial transactions across a diverse portfolio of residential, commercial and industrial properties.
Sharjah’s real estate market has demonstrated remarkable dynamism throughout the opening nine months of 2026, welcoming 9,891 new investors whilst facilitating the trading of 46,125 properties across a truly global investor base representing 130 nationalities. This exceptional activity underscores the emirate’s increasingly prominent position within the international property investment landscape.
The composition of this investor cohort reflects Sharjah’s expansive appeal. Foreign investors accounted for 4,526 of the new entrants, whilst Arab nationals contributed 2,494 participants. UAE nationals added 2,453 investors to the market, and investors from other GCC countries numbered 418, collectively creating a diversified and robust investment environment characterised by genuine international confidence.
Abdul Aziz Ahmed Al Shamsi, Director General of the Sharjah Real Estate Registration Department, emphasised that the addition of nearly 10,000 investors from such a broad range of nationalities demonstrates the considerable strength of Sharjah’s investment environment and the substantial confidence investors place in its property market. He attributed this exceptional growth to the emirate’s thoughtfully calibrated regulatory reforms, progressively expanded property ownership opportunities for non-citizens, demonstrated economic stability and the creation of genuinely attractive conditions for capital deployment.
Sharjah’s strategic approach to fostering international investment has yielded tangible results. Since the issuance of Executive Council Resolution No. 30 of 2022, which established a framework for real estate ownership by non-citizens and foreign investors, 52 high-quality projects have received approval for freehold ownership. The year 2026 alone witnessed the approval of eight significant new developments by September’s conclusion, each representing carefully selected opportunities that reflect the emirate’s commitment to providing diverse residential, commercial and industrial options to investors of all nationalities.
The financial dimensions of this investment activity underscore its genuine substance. UAE citizens generated a cash trading volume of AED22.4 billion across 31,250 properties, establishing themselves as the market’s primary participants. Investors from India demonstrated remarkable confidence, producing trading volumes exceeding AED6.8 billion and acquiring 2,914 properties. Syrian investors engaged in transactions approaching AED2 billion, whilst investors from Pakistan, Jordan and Iraq respectively contributed AED1.56 billion, AED1.21 billion and AED1.17 billion to the market’s vitality.
Across all investor categories, the financial commitment remains substantial. Investors from other Arab nations generated trades worth AED7.8 billion across 6,692 properties, whilst investors from foreign nations produced AED14.1 billion in trading activity across 6,732 properties. These figures collectively represent AED47.8 billion in transaction volume, reflecting profound international confidence in Sharjah’s real estate fundamentals and its positioning as a destination of genuine substance for serious investors.
The diversity demonstrated by this investor base, combined with the expansion of varied residential, commercial and industrial projects, continues to strengthen Sharjah’s strategic status as a preeminent regional destination for real estate investment, reinforcing the emirate’s broader economic openness and its commitment to fostering an environment where international capital can flourish.
