Mubadala and TARAF partner with Kerzner to bring One&Only Private Residences to Al Maryah Island
A landmark collaboration between three leading organisations will introduce an ultra-luxury residential tower to Abu Dhabi's premier waterfront destination
Abu Dhabi’s Al Maryah Island is set to welcome an exceptional addition to its residential landscape through a strategic partnership announced between Mubadala Investment Company, TARAF and Kerzner International Holdings Limited. The agreement, signed during LIVEX 2026, will introduce One&Only Private Residences to the island’s expanding portfolio.
The collaboration represents a convergence of complementary expertise. Mubadala assumes its role as master developer and steward of Al Maryah Island, whilst TARAF brings its design-led development philosophy and Kerzner contributes the distinctive luxury standards for which One&Only is renowned across the world.
The proposed tower will rise approximately 230 metres across 44 floors, positioned to maximise panoramic vistas across the Arabian Gulf, the surrounding waterways and Abu Dhabi’s celebrated skyline. The architectural vocabulary employs a refined palette of warm terracotta tones, champagne-finished metals and glazing that responds sensitively to the city’s changing light conditions.
Residents will benefit from a thoughtfully conceived amenity destination positioned at the heart of the development. Rather than a conventional facilities floor, this elevated landscape combines gardens, terraces and wellness spaces that extend the residential experience whilst maintaining connection to the broader destination. The building’s direct linkage to The Galleria ensures seamless access to the island’s comprehensive retail, dining and lifestyle amenities.
The residences themselves reflect One&Only’s exacting residential standards. The collection encompasses apartments ranging from one to three bedrooms, complemented by expansive duplexes and a penthouse suite. Each residence balances generous proportions and privacy with the practical requirements of contemporary living.
Ali Eid AlMheiri, Executive Director of Diversified Assets at Mubadala’s UAE Investments Platform, noted that the partnership exemplifies the organisation’s approach to collaboration with specialists capable of enriching Al Maryah Island’s evolving character. He emphasised that One&Only’s introduction establishes a new residential dimension whilst strengthening the island’s position as a premier destination for living, working, visiting and investment.
